The Shire of Serpentine Jarrahdale is positioning itself to play a key role in supporting Australia's growing defence industry and the nation's AUKUS ambitions.

The West Mundijong Industrial Precinct emerging as one of Western Australia's most significant opportunities for future defence manufacturing, logistics and advanced industrial investment.

Spanning approximately 440 hectares of industrial-zoned land, West Mundijong offers the scale, connectivity and workforce growth needed to support defence-related industries as Australia continues to invest in sovereign manufacturing capability, supply chain resilience and national security infrastructure.

The precinct has the capacity to generate more than 13,600 direct jobs at full build-out, creating one of the largest future employment centres in Perth's south-east.

Recent and planned transport investments, including the Tonkin Highway Extension, Thomas Road upgrades and Mundijong Road improvements, represent more than $1 billion in infrastructure investment, significantly enhancing freight efficiency and connectivity to Perth, the Peel region, the South West and Western Australia's broader industrial network.

What’s on offer and what’s to come:

. 440 hectares of industrial-zoned land at West Mundijong with capacity for hundreds of future industrial lots.
• 13,600+ potential direct jobs at full build-out.
• More than $1 billion in major road infrastructure investment improving access and freight efficiency.
• One of Australia's fastest-growing local governments, with population growth averaging approximately 4.8% per annum.
• Projected population of almost 100,000 residents across the Shire in the next 20 years.

Shire of Serpentine Jarrahdale Deputy President Reece Jerrett said the precinct presents an opportunity to support Western Australia's growing contribution to national defence capability while creating substantial local employment and economic benefits.

"As Australia continues to strengthen its defence capability through initiatives such as AUKUS and increased investment in sovereign manufacturing, regions like Serpentine Jarrahdale have an important role to play in supporting that growth.

"West Mundijong provides something that is becoming increasingly difficult to find in the Perth metropolitan area, namely large-scale industrial land with room for businesses to establish, expand and innovate over the long term.

“With areas like Mundijong just next door expected to accommodate over 30,000 residents and Byford over 40,000 in the next 20 years, there’s more than a healthy pool of accessible local jobs.”

Deputy President Jerrett said the combination of land availability, major transport infrastructure and a rapidly growing workforce made the area particularly attractive for defence, advanced manufacturing and logistics businesses.

"Defence industry investment is ultimately about more than facilities and infrastructure. It's also about people.

"With one of Australia's fastest-growing populations, our community is generating the future workforce that businesses will need.

“With further public transport infrastructure like the recent Byford Metronet Station, our capacity for supporting local jobs is also improving.

“Companies locating in West Mundijong will have access to a growing labour pool close to where people live, helping attract and retain skilled workers."

As established industrial areas across Perth continue to experience land constraints, West Mundijong offers complementary industrial capacity capable of supporting the continued growth of Western Australia's defence and advanced manufacturing sectors.

The Shire believes the precinct is uniquely positioned to contribute to the State's industrial ecosystem by providing affordable, scalable employment land for businesses seeking long-term growth opportunities while strengthening supply chains supporting defence, infrastructure and manufacturing.

"This is not about competing with existing strategic industrial centres. It is about complementing them," Deputy President Jerrett said.

"West Mundijong can help provide the industrial land, workforce and connectivity needed to support the next generation of defence industry investment in Western Australia while creating thousands of local jobs and delivering long-term economic benefits to our State.

“Particularly with internationally strategic projects like AUKUS, it’s essential we have the supporting industry infrastructure in places like West Mundijong to ensure confidence among our defence partners and industry alike,” said Deputy President Jerrett.

With planning frameworks complete and the first industrial subdivision already approved, the West Mundijong Industrial Precinct is rapidly moving from vision to reality and is well placed to support Australia's future defence industry growth.
